Royal and Sun Alliance, backed by an expert team of consultants, has submitted an outline planning application for commercial development at land at Hempton Court, which is located in Aztec West Business Park, Bristol.

The Site

The site is located within the ‘Aztec West’ area, which is a ‘safeguarded area for economic development’ and prioritises commercial development.

The site comprises around 4.3 hectares of land and remains one of the last parcels that has not been developed within this area.  It is already bound by existing commercial buildings to the north-west, east and south-east.

 

The business park itself is one of the largest in the Bristol area, located in Almondsbury near the intersection of the M4 and M5 motorways. This makes it a strategic location for business. The site is around 8 miles to Bristol City Centre and around 20 miles to Bath.

There are also a number of nearby bus stops, including the 71 route which connects the site to Bristol Parkway, some 3.5 miles south, providing access to the national rail network.

 

Our Proposals

The proposals are for industrial and/or warehouse development of around 14,807sqm in keeping with the neighbouring uses.

To achieve this, key design principles seek to deliver building elevations that enable them to sit well within the context of the surroundings and, like other buildings within the business park, use varied cladding patterns and vibrant colours to ensure that all frontages contribute to the visual interest of the development.

High-quality cladding materials will also contribute to the sleek, modern appearance of the building and open frontages are intended to create a welcoming environment.

The proposals retain the existing landscaped buffers and a 10m deep eco barriers shows commitment to preserving the natural environment. There are opportunities to go further and include on plot landscaped areas between the buildings to increase the net-biodiversity of the site.

Sustainability will be key for this project, with an emphasis on carbon-efficient construction methods and the incorporation of high-volume photovoltaic panels to significantly reduce the carbon footprint of the development. 

The application is Outline which means that all matters will be reserved apart from access. Therefore, the masterplan is only indicative and demonstrates how the industrial development can be provided.

 

Two vehicular access points are proposed on the northern and western boundaries of the site, via the existing Park Avenue and an extension to it.

The entirety of the site is in Flood Zone 1, with the lowest risk of flooding.
